IT LIST: May 2021

To my friends, loved ones, and clients,

You know what they say... April showers brings May flowers! My garden is beginning to shine, and so is the Puget Sound. Our current real estate market continues to see limited inventory, but as vaccines become readily available and we see more businesses begin to open up, experts have high hopes for home prices (and inventory) to level out.

In this month’s IT List, I share an extraordinary mid-century jewel in Broadmoor, a comprehensive report about our local market's changing landscape (you'll want to dive into this!), and some wonderful client love. Our market continues to be ever-changing, if you're curious on what this means for your real estate goals, I'd be happy to chat over a cup of coffee!

Cheers!

12518 Southwest 144th Street
Vashon, WA 98070
$2,875,000
645 Feet of Private Waterfront | 6.84 Acres

Every once in a while, a truly unique estate offering enters the market, and one simply knows that its magic will not soon be offered again. It is precisely this feeling that overcomes as you arrive at Peter Point on Vashon Island. Nestled upon 645 feet of private, western-facing waterfront, this nearly seven-acre property is ready for the imagination of its next steward, whether it’s creating a life in the turnkey residence or leveraging the opportunity to build your own legacy with a brand-new main home and guest cottage. Regardless of future plans, one thing is certain: you’ll be saying “hello” to striking sunsets and absolutely breathtaking views spanning Mt. Baker and the Colvos Passage.
Seattle Slips To Third Nationwide Despite Strengthening Home Price Growth

After five months of Seattle being ranked No. 2 in the nation for increasing year-over-year home prices, San Diego has now surpassed our region. Yet prices in the Central Puget Sound region were still up by more than 15 percent.

The Condo Comeback
An In-City Inflection Point as Buyers Return to Urban Living

For savvy in-city homebuyers, a condo investment may be the smartest move right now. Condominium sales in Seattle saw a 121.2 percent increase year-over-year, while median prices jumped 4.5 percent, compared to April 2020. Compared to residential single family homes, which have nearly double digit year-over-year increases.

Notable Sale: GeekWire
The Gathering Place

I'm pleased to share that one of my recent sales in North Capitol Hill is being featured on GeekWire in their Notable Sales series! In five short days we had 45 showings and three fabulous offers. This home closed at almost $400K over the asking price!

2128 Broadmoor Drive East
Seattle, WA 98112
$3,400,000
3 Beds | 2.25 Baths | 2,447 Sq. Ft.

Built by beloved, long-term Broadmoor residents, William and Miriam Collier, 2128 Broadmoor Drive East is available for only the second time in over 60 years. Sited on a totally private and beautifully landscaped lot, this home checks all the right boxes. The open floorplan and vaulted ceilings were there (although now refinished to show off the original old-growth fir), but everything else is new: Fleetwood windows, new roof, siding, downspouts, systems (including A/C), all cabinetry, Miele and Wolf appliances, luxe master bathroom, a tiled garage (wait till you see this) and so much more... Every inch is swoon-worthy! Fantastic indoor-outdoor flow (and double dishwashers!) for the entertainer and big walls for the collector. Is 2021 the year of the Modern Home? YES!

Modern Fairway
5 Beds | 4.75 Baths | 5,600 Sq. Ft. | Offered at $6,400,000

This trophy property is sited on the sunny ninth fairway with a private patio at the front that is flooded with morning sunshine and multiple back patios accessed through double French doors, a covered BBQ station (for drizzle protection), room for a pool, a treehouse, and a firepit for your marshmallow roasts. So many luscious details!

Modern Colonial
4 Beds | 3.25 Baths | 5,890 Sq. Ft. | Sold at $3,575,000

With all due respect to period homes, I myself am not fond of a pure traditional (or contemporary) aesthetic inside and out. A far more nuanced and interesting look is achieved when one combines classic bones with artful updates that can translate into a home that lives for today. Enter the Modern Colonial.

"Laura could see the love and care we had invested in restoring our beautiful English Tudor. She knew that finding the right buyer for a house like ours would require helping them understand the value in each special detail. She enthusiastically marketed our home, and we have no doubt her enthusiasm and energy conveyed during showings with potential buyers. Within a month Laura had three prospects making competing offers to purchase our home! We cannot say enough good things about Laura. She is a tireless advocate for her clients. Hiring Laura Halliday was the best decision we could have made."
Luxury is an experience, not a price point.
