IT LIST: June 2021

To my friends, loved ones, and clients,

In this month’s IT List, I share updates on my latest listings, a look at our current market trends (including an article that dives into buying vs. renting in downtown Seattle), and a recent report that features rankings for top real estate professionals around the country.

Cheers!

12518 Southwest 144th Street
Vashon, WA 98070
$2,875,000
645 Feet of Private Waterfront | 6.84 Acres

Every once in a while, a truly unique estate offering enters the market, and one simply knows that its magic will not soon be offered again. It is precisely this feeling that overcomes as you arrive at Peter Point on Vashon Island. Nestled upon 645 feet of private, western-facing waterfront, this nearly seven-acre property is ready for the imagination of its next steward, whether it’s creating a life in the turnkey residence or leveraging the opportunity to build your own legacy with a brand-new main home and guest cottage. Regardless of future plans, one thing is certain: you’ll be saying “hello” to striking sunsets and absolutely breathtaking views spanning Mt. Baker and the Colvos Passage.
Home Prices March Upward As Uncertainties Gather

Seattle continues to show strong upward trends in price growth for residential real estate. In April, the median residential price rose 25.2 percent from last year, when the pandemic was in full swing.

Downtown Seattle Renters Are Better Off Buying

Executives of Realogics Sotheby’s International Realty (RSIR), Caliber Home Loans and O’Connor Consulting Group have published research revealing that, over the last decade, new residents who elected to live in brand-new, apartments instead of owning a like condominium have paid more than $218,983 individually in unrecoverable lease payments.

2105 Parkside Drive East
Seattle, WA 98112
$3,400,000
4 Beds | 3.75 Baths | 6,183 Sq. Ft.

For obvious reasons, classical homes conceived by the famed architects of yesteryear enjoy a sacred place in the hearts of design aficionados-and this George Stoddard Tudor is a perfect example. Let's begin with the curb appeal: out of this world! The interiors: high ceilings, double mahogany doors, the perfect room scale—all providing a timeless backdrop for your magic. There are rooms for everything and everybody: four beds and laundry up, office for two on the main, a lower level with multiple rooms ready to customize to meet your needs (did I mention the incredible storage and walk-in safe!?). Finally, if all this was not enough, you have a luscious walk-out western-facing backyard with views of the 9th fairway. Truly, a brick and mortar bonanza!

2128 Broadmoor Drive East
Seattle, WA 98112
$3,400,000
3 Beds | 2.25 Baths | 2,447 Sq. Ft.

Sold $100,000 over the listing price in 24 hours, and established
a record of $1,400 per square foot benchmark!

Built by beloved, long-term Broadmoor residents, William and Miriam Collier, 2128 Broadmoor Drive East was available for only the second time in over 60 years. Sited on a totally private and beautifully landscaped lot, this home checks all the right boxes.
2017 Parkside Drive East
Seattle, WA 98112
$6,400,000
5 Beds | 4.75 Baths | 5,600 Sq. Ft.

Sold in 24 hours at asking price!

This trophy property is sited on the sunny ninth fairway with a private patio at the front that is flooded with morning sunshine and multiple back patios accessed through double French doors, a covered BBQ station (for drizzle protection), room for a pool, a treehouse, and a firepit for your marshmallow roasts. So many luscious details!

"Working with Laura Halliday was incredible! Her insight into the Broadmoor/Madison Park/Washington Park neighborhoods is unrivaled. Professional, responsive, and decisive, she saw value in our home far in excess of what was reflected on any of the online websites. She created beautiful marketing collateral and negotiated an outstanding offer on the first day of listing. We can’t imagine a better experience."
Luxury is an experience, not a price point.
