IT LIST: August 2020

As the summer season peaks, nature is in full bloom and the sun continues to shine throughout Seattle! I hope you all have been able to enjoy this gorgeous weather we've had lately, whether that be through nature walks, time with loved ones, or a good book on the patio.

In this month’s IT List, I'm pleased to share two newly listed homes: an Expansive Tudor on Shenandoah Drive with a sprawling sunny double lot and a Georgian Colonial classic on Capitol Hill with an unbeatable location, an interesting report on Seattle-area renters, the latest market trends in Seattle, an inside look at the latest edition of RESIDE Magazine, and inspiring sentiments from a past client.
1621 Shenandoah Drive East
Offered at $2,495,000
4 Beds | 3.5 Baths | 3,130 SF

Situated in the heart of Broadmoor, this Anhalt Tudor home combines classical architectural detailing with thoughtful updates for the way we live today. Known as the Millard-May house, this was Anhalt's favorite home and he punctuated it with oodles of delicious details: a timbered entry dormer, a dramatic vaulted beamed ceiling, stained glass windows, a Dutch door and brass nailhead trim. Embracing its super-power (charm and ambience) at every turn, this home has been completely updated by the team of Bosworth Hoedemaker and Garret Cord Werner.
2337 13th Avenue East
Offered at $1,595,000
3 Beds | 4 Baths | 3,030 SF

Perched high above the street, this lovely Georgian colonial checks all the right boxes. On the main floor, perfectly proportioned formal rooms boast arched doorways and coved ceilings, a darling kitchen with Calcutta counters and high-end stainless appliances including a Sub-Zero refrigerator and Wolf range. The lower level has a terrific rec-room with plenty of room for a big sectional and TV, plus room for a desk, tons of built-in storage, and two Sub-Zero wine refrigerators! The backyard is totally private and west-facing with mature plantings and built-in Wolf BBQ.
1105 Shenandoah Drive East
Offered at $3,750,000
4 Beds | 2.5 Baths | 5,300 SF

There is a powerful presence to a Tudor home ~ a royal lineage, an inherent greatness. Sited on a sprawling sun, drenched double-lot, this special home is a tribute to good taste and classical design. Bright, welcoming rooms exude refinement at every turn and open to a level patio and expansive garden. A third-floor retreat and lower level rec-room extend your space. Permitted plans available for an apartment over the existing garage. A home to make memories in!
1603 Broadmoor Drive East
Offered at $2,600,000
3 Beds | 2.25 Baths | 2,826 SF

This classic Ralph Anderson home is a solid example of his iconic Northwest Contemporary style. Big windows draw nature inside while a gated courtyard in the front adds privacy from the street. Vaulted ceilings, skylights, stone floors, and three dramatic basalt fireplaces add drama and texture to the modern aesthetic of this home. Six gentle steps up take you to the master floor with its own den/office, and down to two guest rooms and another den. Sophisticated, easy living and lock-and-leave luxury!
RSIR Clients Reap Returns As Seattle Home Price Growth Leads All Cities But Phoenix

Another win for Seattle in the latest national market trends! For a continuous four months, Seattle has beat every major city (except Phoenix) for year-over-year home price growth. Interestingly enough, Realogics Sotheby’s International Realty (RSIR) brokers closed more residential sales monthly in July than in any month in the firm’s history. Read the full report below, and find which cities came in close.

Seattle-Area Renters Receive A Big Wake-Up Call

Executives of Realogics Sotheby’s International Realty (RSIR), Caliber Home Loans, and O’Connor Consulting Group recently published reports that put in stark relief the amount of money Seattle and King County renters have lost out on over the last 10 years by not owning their own homes.

RESIDE® | Summer 2020

In this edition of RESIDE®, Realogics Sotheby’s International Realty turns to what we have in joyful abundance: the water. On these long summer days in the Pacific Northwest, the only thing better than a sea view or a sunset cruise is a shoreline of your very own. While travel and adventure may still feel limited right now, this summer’s edition allows you to explore the best of the region and beyond.

"Laura is on it from minute one. That’s who she is professionally, and we were the beneficiaries of her experience, street smarts and diligence. She set a perfect price point, managed the marketing focus and quality, and we had a verbal [offer] on the evening of day five, followed by the contract at noon the next day. We were able to go about our jam-packed lives knowing Laura was in charge. Excellent job!"
The Last Lecture

The highly emotional read, The Last Lecture by Randy Pausch, is a book I read years ago and have tucked into my bookshelves. Recently, I was looking for something inspirational to read, and a contrast to everything going on all around us. I highly recommend giving this a read if you haven't already. You'll fly through it, as it is written with intelligence and humor. It is the story of Randy Pausch, who was a computer science professor at Carnegie Mellon. He was diagnosed with pancreatic cancer and gave this lecture as a lesson on living and not giving up on your dreams. Enjoy!

Luxury is an experience, not a price point.
